Our Architectural Permit Drawings Process
1. Zoning Research
Every home renovation starts with understanding your property’s zoning rules and local bylaws. This can include height limitations, square footage requirements or restrictions, and usage regulations. The zoning research stage takes an average of 2 weeks, but may take more or less time depending on the project specifications.
2. Wishlist
The next step is compiling your renovation wish list. During the initial discovery consultation, we’ll listen carefully to understand the features and requirements for your home’s layout, architectural style, design, and more. Your wish list will outline key details such as total square footage, number of floors, ceiling height, number of bedrooms and bathrooms, desired layout, architectural and design style, customized features, and any additional rooms like an office, gym, or in-home theatre. We’ll also use our design software to show real project examples, helping you visualize what’s possible and identify your preferences before we begin creating preliminary drawings.
3. Lot Survey
Before designing a floor plan, survey engineers will map out your site/lot. They may use laser technology to get an accurate representation of the land and review city records. This will help create a precise map of your building site while noting the terrain, existing structures, greenery, and potential obstacles. Lot surveys are extremely important to developing a floor plan that maximizes natural light, views, energy efficiency, and privacy while accommodating existing site features.
4. Floor Plan Draft
Creating a customized floor plan involves close collaboration between you and the Astaneh Construction design team. You’ll work together, sharing ideas, discussing personal preferences, and going over your needs. Based on this information and the site’s requirements, the design team will create a unique and suitable layout. If any aspect of the plan requires adjustments for improved functionality or regulatory compliance, we’ll provide alternative designs and work closely with you until the perfect floor plan is finalized.
5. Design & Elevation
After finalizing the floor plan, we’ll begin the development of the building permit drawings required to submit to the city as part of the building permit application. We’ll create elevation drawings, which provide the horizontal and vertical views, in addition to the floor plan, which provides an overhead view. Drawings will have accurate measurements for all separate components, such as the doors, walls, roof, and/or windows. Our architects will also collaborate with you to finalize the exterior style and material choices.
7. Additional Documents
Occasionally, you may be required to submit additional documents with your permit application. These could include arborist reports, environmental reports, or forestry permits. These additional documents required will depend on your home’s location and lot features. Our team will make sure any additional documents are submitted promptly to guarantee a smooth and quick approval process. We’ll communicate with you throughout this period, delivering constant updates on the status of your permit application.
6. Renovation Complete
We now have all the required drawings for the permit applications which our team can submit on your behalf. However, the design phase isn’t complete just yet. This allows you to see exactly what your finished home, addition, or renovation will look like. You’ll get the opportunity to play with finished design, such as testing different colour choices and lighting options.
8. Permit-Ready Package
In this step, all finalized drawings, details, notes, and supporting documents are carefully compiled. This ensures every element of your project is complete and accurate. The full package is then prepared to meet all of your municipality’s submission requirements for permit approval. Each document is reviewed to ensure compliance with local codes and regulations. Finally, the package is ready for submission, streamlining the approval process and keeping your project on schedule.
